Terms & Conditions

By completing a reservation, the Renter agrees to the following terms and conditions governing the use of the rental property.
1. Rental Property
This Agreement applies to the vacation rental property identified in the reservation confirmation (“Property”), including all furnishings, fixtures, and amenities provided for guest use.
The Property is provided solely for short-term lodging purposes.
2. Rental Term
The rental period begins on the check-in date and time listed in the reservation confirmation and ends on the check-out date and time listed in the reservation confirmation.
Guests agree to vacate the Property by the stated check-out time unless prior written approval has been granted by Lake Homes Rentals.
Unauthorized late departures may result in additional charges.
3. Occupancy
Only the number of guests listed on the reservation are permitted to occupy the Property overnight.
The maximum occupancy limit for each property must not be exceeded at any time.
Additional guests beyond the approved occupancy limit may result in immediate termination of the rental without refund.
4. Payment
The total rental amount, including applicable taxes, cleaning fees, and other charges, will be displayed prior to completing the reservation.
By submitting payment, the Renter authorizes Lake Homes Rentals to charge the payment method on file for:

Reservation charges
-
Additional fees permitted under this Agreement
-
Damages or excessive cleaning
5. Cancellation and Refund Policy
By completing a reservation and submitting payment, the Renter acknowledges and agrees to the following cancellation and refund terms.
I. 24-Hour Booking Grace Period
A reservation may be cancelled for a full refund of all amounts paid if the cancellation request is received within twenty-four (24) hours of the original booking time, provided the reservation was not made within sixty (60) days of the scheduled check-in date.
II. Deposit and Non-Refundable Payments
At the time of booking, the Renter may be required to pay a reservation deposit to secure the booking. The Renter acknowledges and agrees that the deposit is non-refundable except as specifically provided in this policy.
The deposit represents consideration for removing the Property from availability and reserving the dates exclusively for the Renter.
III. Cancellations Sixty (60) Days or More Before Check-In
If the reservation is cancelled sixty (60) days or more prior to the scheduled check-in date, the Renter will receive a refund equal to twenty percent (20%) of the deposit amount.
The remaining eighty percent (80%) of the deposit is non-refundable.
IV. Cancellations Within Sixty (60) Days of Check-In
If the reservation is cancelled within sixty (60) days of the scheduled check-in date, no portion of the deposit will be refunded.
The Renter understands and agrees that Lake Homes Rentals may be unable to rebook the reserved dates on short notice and that the deposit is retained as liquidated damages and not as a penalty.
V. Reservation Changes
Requests to change reservation dates or switch to another property are subject to availability and Lake Homes Rentals approval.
Changes requested within sixty (60) days of the scheduled check-in date will incur a $200 administrative fee.
Approval of any modification does not waive the cancellation terms outlined above.
VI. No-Show Policy
Failure to arrive on the scheduled check-in date without prior written cancellation will be treated as a cancellation within sixty (60) days of check-in, and no refund will be issued.
VII. Refund Processing
Approved refunds will be issued to the original payment method used for the reservation within a reasonable processing timeframe.
Processing fees charged by payment processors or credit card companies may be deducted from refunds where permitted.
VIII. Chargebacks and Payment Disputes
By submitting payment and completing the reservation, the Renter expressly acknowledges that:

The Renter has read, understood, and agreed to this cancellation policy prior to payment.

The Renter authorizes Lake Homes Rentals to retain funds in accordance with this policy.

The Renter agrees not to initiate a chargeback or payment dispute for amounts retained in compliance with this Agreement.
In the event of a payment dispute or chargeback, this Agreement, the reservation confirmation, and payment authorization shall serve as evidence that the transaction was authorized and that the cancellation terms were accepted by the Renter.
6. Property Rules
Guests agree to follow all house rules provided prior to check-in.
Unless otherwise approved by Lake Homes Rentals:

Parties and large gatherings are prohibited.

Excessive noise or disruptive behavior is not permitted.

Illegal activity of any kind is strictly prohibited.
Failure to comply may result in immediate removal from the Property without refund.
7. Damage to Property
The Renter accepts full responsibility for any damage caused to the Property or its contents during the rental period by the Renter or their guests.
Lake Homes Rentals reserves the right to charge the Renter for:

Damage to furniture, appliances, or property structures

Missing items
-
Excessive cleaning required after departure
8. Maintenance and Property Access
Lake Homes Rentals or authorized personnel may enter the Property when reasonably necessary for:

Emergency situations
-
Required maintenance or repairs
Protection of the Property
Whenever possible, reasonable notice will be provided to guests.
9. Liability Waiver
The Renter and all guests assume full responsibility for their use of the Property and its amenities.
Lake Homes Rentals shall not be liable for:

Accidents or injuries occurring on the Property
-
Loss, theft, or damage to personal belongings
-
Interruptions to services or utilities beyond the Lake Homes Rentals’ control
Guests agree to hold Lake Homes Rentals harmless from any claims arising from their use of the Property, except where prohibited by law.
10. Force Majeure
Lake Homes Rentals shall not be liable for events beyond reasonable control that prevent occupancy of the Property, including but not limited to natural disasters, severe weather, government actions, or utility interruptions.
11. Governing Law
This Agreement shall be governed by and interpreted in accordance with the laws of the State of Michigan.
Any disputes arising from this Agreement shall be resolved in the appropriate courts located within the State of Michigan.
12. Acceptance of Agreement
By completing a reservation, the Renter acknowledges that they have read, understood, and agree to be bound by this Short-Term Rental Agreement.
The Renter further agrees that this acceptance constitutes a legally binding agreement.
